Owner questions

The five things owners ask us first.

How long will my unit sit empty?

We list within 2 days of the unit being rent-ready, with photos, a floor plan and a rent set from comparable leases signed in the last 90 days, not from asking rents. Showings run weekday evenings and Saturdays, and your portal shows every showing and application as it happens.

What will I net each month?

Rent is due on the 1st and collected by ACH. By the 10th you get one statement and one payout: rent in, our fee, approved repairs out, and the net to you, broken down by unit with every invoice attached.

Security deposits sit in a separate trust account. They never pay for operating costs.

Who approves repairs, and up to what amount?

  • Under $500We send a licensed vendor and itemize the job on your statement, invoice attached.
  • $500 and overYou get the quote by text and email. Work starts when you approve it, not before.
  • EmergenciesNo heat, an active leak or no power: we act first and call you within the hour.

You can raise or lower the $500 limit for any property, in writing, at any time.

How do you choose tenants?

Our screening criteria are written down and given to every applicant before they pay to apply. Applications are reviewed in the order they arrive, and the first one that meets every line is approved.

  • Gross income of 2.5 times the monthly rent
  • Verifiable rental history for the last 2 years
  • Credit report reviewed for unpaid rental debt
  • The same criteria for every applicant, every time

Built for the buildings the East Bay actually has.

Stacked bay windows on a row of painted wooden flats, one cream and one lavender, beside a street tree.
Single-family homes and duplexes. One ledger, one rent roll and one vendor list per property, so a duplex never waits behind a bigger building.
A three-storey olive green apartment building with two columns of bay windows, flower boxes and a garage at street level.
Fourplexes to 40 units. Rent control filings, common-area upkeep and laundry contracts handled with the building, not per unit.
A pale Victorian house in Oakland behind tall palms and a hedge covered in vines.
